Greater Orlando/Central Florida area – REALTOR® Charles (Chuck) Nardone, PA of Charles Rutenberg Realty in Orlando has successfully completed “How To Build A New Homes Niche”, recently approved by the Florida Real Estate Commission for a 3 hour continuing education credit, and in doing so has earned the New Homes Co-Broker Designation(NHCB). The relationships Chuck has made with various builders was the motivating factor behind him attaining the NHCB Designation.
The course teaches agents how to find new homes inventory, work with onsite sales consultants, establish baseline pricing to help home shoppers make more educated choices between traditional resale homes and new construction homes, as well as provide a better understanding of the overall building process.
According to the National Association of REALTORS®, 40% of those who purchase a new home through a REALTOR® did so as an alternative to buying and renovating a traditional resale property. “The price difference between new homes and resale homes is getting smaller and smaller, and keeping in mind the benefits of buying a new home – such as a builders home warranty combined with a modern floor plan, higher energy efficiency and the house being move in ready, I would be doing a disservice to buyers if I didn’t recommend looking at a new home,” Nardone said.
According to a study by New Home Builders Inc., 35% of those shopping re-sales will consider a new home. The challenge in today’s market is to be able to serve a new home shopper and a resale shopper with the same high level of service.
